5 Tasks Homeowners Should Do This Fall

Many times, when you’re getting ready to put your home on the market, homeowners will spend months preparing for the day the home gets listed. From completing various unfinished home projects, to painting, adding curb appeal and cleaning. But as potential homeowners prepare to see your home, what exact tasks can be done to show home buyers the quality of your property? The following are our suggestions for the perfect fall tasks to complete to improve the quality of your home:

Homeowners Maintenance – Clean out the gutters

Yes, this is an unpopular job that not one homeowner around the globe probably loves, however, it needs to be done. A few hours of work done in the fall can prevent many different big problems later. And, while you’re up on the ladder anyway, take a look at your roof and its current status. Visually looking over your roof for damaged shingles, flashing or vents regularly could help you identify any issues now and avoid leaking later.

Homeowners Maintenance – Turn off outdoor plumbing

homeownersThis one can be an easy task to forget. Be sure to drain outdoor faucets and sprinkler systems before freezing air moves in. We also recommend covering any exposed areas to protect them from the winter season. You many get a surprise if you forget…a burst water value is no fun.

In older homes, draining the outdoor pipes is still an essential task, but it might be harder to do. Many have not been retrofitted to include the shut-off valves needed to properly close off outside faucets. Don’t worry, though: the standard faucets can easily be replaced with what’s known as “frost-free faucets”.

Clean outdoor furniture and gardening tools

It may not yet be time to put them away but, go ahead and clean your outdoor furniture and gardening tools so they’re ready for storage over the winter. Setting a stage for your property to shine is your overall goal. Even in the off-season we call winter, potential homeowners will look around the outside of your property looking for signs of the home being well maintained annually. Simply putting away your summer outdoor furniture shows prospective buyers you are dedicated to maintaining your home properly.

Prepare your furnace for winter duty

At a minimum, visually inspect your furnace and replace the furnace filter before you start using it daily. We also suggest covering the AC condenser, having the heat exchanger and blower motor cleaned. If your home requires the use of oil for heating, be sure to have the filter replaced and have the nozzle and tank level checked.

Clean the fireplace and chimney

homeownersAlthough this is a dirty job, someone needs to do it. The fireplace should be cleaned out of any ask and residue. We suggest inspecting the flue is working properly and ensure the doors and shields work also. Having your chimney professionally swept is an easy and safe way to know your fireplace is working safely and correctly. Chimneys collect and store carbon buildup, among other things. A professional should inspect your chimney periodically depending on the usage frequency. The best and safest way to be sure your fireplace works properly is to test and/or replace carbon monoxide detectors throughout your home.
