5 Tasks Homeowners Should Do This Fall

Especially if You’re Trying to Sell Your Home

Many times, when you’re getting ready to put your home on the market for sale, a homeowner will spend months preparing for the day the home gets listed. From completing various unfinished home projects, to painting, adding curb appeal and cleaning. But as a homeowner preparing to see your home, what exact tasks can be done to show potential home buyers the quality of your property? The following are our suggestions for the perfect fall tasks to complete to improve the quality of your home:

Homeowner Maintenance – Clean out the gutters

Yes, this is an unpopular job that not one homeowner around the globe probably loves, however, it needs to be done. A few hours of work done in the fall can prevent many different big problems later. And, while you’re up on the ladder anyway, take a look at your roof and its current status. Visually looking over your roof for damaged shingles, flashing or vents regularly could help you identify any issues now and avoid leaking later.

Homeowner Maintenance – Turn off outdoor plumbing

homeowner maintenanceThis one can be an easy task to forget. Be sure to drain outdoor faucets and sprinkler systems before freezing air moves in. We also recommend covering any exposed areas to protect them from the winter season. You many get a surprise if you forget…a burst water value is no fun.

In older homes, draining the outdoor pipes is still an essential task, but it might be harder to do. Many have not been retrofitted to include the shut-off valves needed to properly close off outside faucets. Don’t worry, though: the standard faucets can easily be replaced with what’s known as “frost-free faucets”.

Homeowner Maintenance – Clean outdoor furniture and gardening tools

It may not yet be time to put them away but, go ahead and clean your outdoor furniture and gardening tools so they’re ready for storage over the winter. Setting a stage for your property to shine is your overall goal. Even in the off-season we call winter, potential homeowners will look around the outside of your property looking for signs of the home being well maintained annually. Simply putting away your summer outdoor furniture shows prospective buyers you are dedicated to maintaining your home properly.

Homeowner Maintenance – Prepare your furnace for winter duty

homeowner maintenanceSome homeowners prefer to complete their furnace maintenance in the Spring. If you did not get it done at that time, now is the time. At a minimum, visually inspect your furnace and replace the furnace filter before you start using it daily. We also suggest covering the AC condenser, having the heat exchanger and blower motor cleaned. If your home requires the use of oil for heating, be sure to have the filter replaced and have the nozzle and tank level checked.

Homeowner Maintenance – Clean the fireplace and chimney

homeowner maintenanceAlthough this is a dirty job, someone needs to do it. The fireplace should be cleaned out of any ask and residue. We suggest inspecting the flue is working properly and ensure the doors and shields work also. Having your chimney professionally swept is an easy and safe way to know your fireplace is working safely and correctly. Chimneys collect and store carbon buildup, among other things. A professional should inspect your chimney periodically depending on the usage frequency. The best and safest way to be sure your fireplace works properly is to test and/or replace carbon monoxide detectors throughout your home.

Homeownership: Is it right for you?

Although moving from rental property occupancy to homeownerships comes with its attached responsibilities, homeownership also offers an array of benefits and lifestyle rewards. To help you decide if becoming a homeowner is the right move for you, the following are many of the primary reasons volumes of people choose homeownership over renting.

Homeowner & Real Estate Investment

homeowner rhode islandMany people prefer to invest in real estate largely because it gives investors more control over the process and outcome, provides mental security and stability, and real estate investment generally has low volatility, compared to the stock market. Real estate investment is also more beneficial in the end due to generally high returns. While home prices move in cycles over the short-term, if you stay in your home for enough time, it almost certainly will increase in value and give you a substantial return on your investment.

Being A Homeowner Helps Build Equity

homeowner rhode islandWhen the monetary amount owed on a home loan is subtracted from the total value of a home, the amount left over is the home equity. Home equity is the value of a home that belongs to the homeowner. Home equity can be established in two distinct ways:

First, with each monthly mortgage payment made, a portion goes toward reducing the amount you owe on your loan, which increases your equity. In a sense, paying your mortgage is a form of savings, as it increases the equity in your home.  Second, as your home increases in the value, it creates more equity.

So, when homeowners make a mortgage payment, it is a form of savings, since a portion of each payment increases the amount of built up home equity. Many homeowners build the equity in their home over time so that if necessary, that built up equity can be borrowed against in the form of a home equity loan, assisting homeowners in a variety of financial needs. Often, homeowners will use their home equity for home improvements, education or medical expenses

Homeowner = Tax Deductions

homeowner rhode islandIn addition to real estate being a solid investment that build equity, owning a home can also reduce the amount a homeowner pays in income taxes each year. Great news, right!? It’s true. Homeowner’s mortgage interest and property tax payments may be deductible from federal taxes, as well as many state taxes, depending on the homeowner’s state of residence. Incredibly, even certain closing costs and loan discount points may also be tax deductible.

Being a Homeowner Helps Build A Strong Credit History

When people move from renters to homeowners, building a great credit history is at your fingertips! There is just one rule: consistently make your monthly loan payments on time, every time. When homeowners do this, it proves to other lenders and financial institutions that you are a good borrower and the risk of you defaulting on a loan is low. This strong credit history will be helpful in the future when you need other loans for buying a car, making improvements to your home, or paying other major expenses. Honestly, there is no better way to gain great credit than always paying your mortgage payment on time and in full.

Being a Homeowner Means Creative Freedom
